Heavy-duty modular floors that click into place.
Interlocking plastic tiles for garages, home gyms, workshops and commercial floors — laid straight over your existing concrete, usually in a single day.
- → No adhesive, no curing
- → Installed in a day
- → Salt & oil resistant
- → Lift and replace a single tile
What it is
A floor that goes down in hours, not days.
Modular flooring is a high-impact PVC tile with interlocking teeth on all four edges. The tiles click into each other and float over your existing slab — no glue, no mortar, no primer, and nothing to cure before you can drive on it.
That single difference changes the whole job. An epoxy coating needs a ground and etched slab, dry conditions, and several days of downtime before a car goes back in. A modular floor goes down over a swept slab in an afternoon, and you park on it the same evening.
- Floats over cracked, patched or stained concrete
- Tolerates slab moisture that would blow an epoxy coating off
- Lifts out in sections if the slab ever needs work
- One damaged tile swaps out in a minute
- Comes with you if you move — it is not bonded down

Why it suits Toronto
Winter is what wrecks a garage slab.
Five months of road salt drips off your car and soaks into bare concrete. It gets into the pores, freezes, expands, and lifts the surface off in flakes. Once a slab starts spalling, it does not stop.
Salt never reaches the slab
01Brine runs across the tile surface and down between the joints instead of soaking into the concrete. Sweep or hose it out in spring.
It handles the freeze cycle
02The tiles flex and float rather than bonding to a slab that is moving. No delamination, no peeling edges at the garage door.
Warmer and quieter
03An air gap under every tile means the floor is not the same temperature as the frozen ground beneath it.
Where it works
Not just garages.

Garages & driveways
Takes vehicle weight, jack stands and floor jacks. Diamond and coin textures keep grip when tires bring slush in.

Home gyms & basements
Cushions dropped weights and isolates impact noise from the room below. Pairs with rubber mats in the lifting zone.

Commercial & showrooms
Retail floors, service bays, warehouses, trade-show stands and event spaces. Installed overnight, reconfigured later.

Wet & wash areas
Perforated tiles let water and slush drain straight through to the slab and out. Good for wash bays and pool surrounds.

Workshops & storage
Resists oil, brake fluid, antifreeze and most solvents. Easier on your back and your dropped tools than bare concrete.

An honest comparison.
Modular is not the right answer for every floor. Here is where each option actually wins.
| Modular tiles | Epoxy coating | Bare concrete | |
|---|---|---|---|
| Install time | Hours | 2–4 days plus cure | — |
| Slab prep needed | Sweep it | Grind, etch, patch | — |
| Works on a cracked slab | Yes | Cracks telegraph through | — |
| Slab moisture tolerance | High | Low — can delaminate | High |
| Repairable | Swap one tile | Recoat a section | — |
| Removable | Yes, reusable | No | — |
| Seamless look | No — visible joints | Yes | Yes |
| Chemical resistance | High | Very high | Low |
If you want a seamless, glass-smooth finish and your slab is sound and dry, epoxy is the better call and we will tell you so. If your slab is cracked, damp, salt-damaged, or you need the space back the same day, modular wins.

How the install runs
Four steps. Usually one day.
No mess, no fumes, no waiting. On a standard two-car garage we are in and out between breakfast and dinner.
- Measure & lay out — we set the starting line off the sightline you see from the door, so the cut row lands at the back wall
- Clear & sweep — the slab needs to be empty and clean, nothing more
- Click the field — tiles lock together by hand and by rubber mallet, working out from the layout line
- Cut & edge — perimeter tiles cut to the walls, and bevelled ramp edging at the garage door opening
Finishes
Pick your colours.
Tiles are laid individually, so you can run a solid colour, a two-tone border, a checkerboard, or a parking pad in a contrasting shade.
Swatches are indicative. We bring physical samples to the estimate so you can see the texture and colour in your own light.

What a modular floor costs.
Supplied and installed, including edging and cuts. Final pricing depends on the tile grade, the colour layout and the condition of your slab.
| Space | Approximate area | Typical installed range |
|---|---|---|
| Single garage | 220–260 sq ft | $2,200–$3,800 |
| Double garage | 400–480 sq ft | $3,800–$6,500 |
| Triple garage | 600–750 sq ft | $5,800–$9,800 |
| Home gym | 200–400 sq ft | $2,000–$5,200 |
| Commercial floor | Priced per project | Quoted on site |
Ranges are planning estimates for the Greater Toronto Area, not quotes. Custom colour layouts, perforated tiles and ramp edging affect the total. We give you a written number with the tile count broken out before anything is ordered.
FAQ
Modular flooring questions
How long does a modular floor last?
In a residential garage, a decade or more of normal use is a reasonable expectation. The tiles are a solid colour through their thickness, so surface scuffing does not show the way a worn coating does. If one tile does get damaged, you pull it and click a new one in.
Can I park a car on it? What about a jack?
Yes. These are rated for vehicle traffic. For a floor jack or jack stands we recommend a solid-top tile rather than a perforated one in that area, and we will plan the layout around where you work on the car.
What happens to water and slush?
On a solid-top floor it runs across the surface and down through the joints between tiles, then evaporates or drains off the slab. On a perforated floor it drops straight through. Either way it is not sitting against your concrete.
Does my slab need to be perfect?
No, and that is the main reason people choose it. Cracks, patches, stains, old paint and minor unevenness are all fine. A badly heaved or severely uneven slab still needs levelling first, and we will tell you at the estimate if yours does.
How do I clean it?
Sweep, shop-vac, or hose it down. For a garage, a leaf blower is the fastest tool there is. No sealing, no waxing, no recoating schedule.
Is it noisy to drive on?
There is a light click as tires cross the joints, which most people stop noticing within a week. It is considerably quieter than a metal or grid floor.
